Marketing Plan: There is no substitute for aggressive and effective marketing to sell your home. Active marketing of your home will compel qualified buyers to pick up the phone or visit your listed property to find out more. Signage: Capturing your home to neighbors or people driving by is still an effective sales approach in today’s real estate market. Our signs are 24” x 36” made out of aluminum so they always look professional and are virtually unbreakable. Other agent’s signs are 18” x 24” made out of PVC Plastic which often break causing the home to appear as its been on the market for a long period of time. Our aluminum signs are 200% larger than the average sign giving your home an enormous level of exposure while standing out from every other home for sale. In addition to the over size signage we install professional riders with information about your home (i.e.: View, Pool, 1 Acre, Horse Property, Remodeled, Waterfront, __ Bedrooms, etc.)
Professional Photos: We produce a professional image of your home and your neighborhood. We will take anywhere from 25 to 75 photos of your home, which will be sent to a professional imaging company for editing and enhancing. These photographs appear on flyers, mailers, open house posters, and internet websites to show the true lighting and imagery of your home. You may have noticed that many agents will snap a few photos with a camera phone or just post what they take with a camera. We are professional home sellers, not photographers; therefore, we will contract, at our own expense, professional photos of your home to ensure maximum exposure.
Door to Door Marketing: While utilizing the latest methods of technology, we still manage to get face to face with active home buyers and sellers around the neighborhood. Statistics show active home buyers or sellers are 74% more likely to produce a referral. Traveling door to door allows neighbors to actively get involved in a real estate transaction by sharing information about your home amongst their peers. We locate recent sales around your home and speak directly with the home owners to capitalize on their referrals. This has proven to be extremely successful over the years.
800# Caller Advertisement: Technology & Call Capture Technology When potential buyers call our 1-800#, they can listen to a detailed description of your home. This works extremely well with buyers that are reluctant to speak with a sales person. This method has become exceptionally useful within San Diego due to our high volume of military and medical late shift workers. Caller advertisement technology allows us to engage a call capture system as well. The caller’s name, phone number, and property address are captured in our system and sent directly to a sales agent via text or e-mail. This allows for us to immediately contact the interested caller. Therefore, we are able to follow up with the potential buyer to answer any additional questions about your home and/or set up a viewing.
Relocation Resources: Wouldn’t it be great if your home could be viewed across the nation for anyone relocating to view? When you list with us you will see that not only do we advertise your home locally, we also advertise your home nationally. Over 16% of all the homes we sell are generated from corporate relocation, military or transfers. Your home will be listed within 15 different relocation sites and more than 70 major corporations through their human resources internal relocation departments.
Direct Mail Marketing: With over a million pieces or marketing material arriving at potential buyer’s door steps annually, I can guarantee you maximum exposure. We do not stop with just internet technology. We continue to promote our listings through direct mail campaigns. We can ensure that our mailers stand out amongst “junk mail.” We use 5x7 high gloss colored mailers with numerous photographs to capture the viewer’s attention. We also include the property’s details and applicable price ranges.
Regional Feedback Forms: These forms or real estate questionaries’ open up the lines of communication between myself and a potential buyer’s agent. This interactive communication tool provides instant feedback to our clients from agents who have viewed the seller’s home. This valuable information can be used to improve multiple showings. This is also a fantastic tool that allows us to follow up, make changes, or help the other agent sell the buyer on your home. It is a great tool to open up the negotiating process between buyer and seller as well.
