SCOPE OF SERVICES: The scope of services offered by Brandon Long is comprehensive and multi-faceted, covering the full spectrum of real estate and property management needs. 


Brandon Long offers a full-service management for residential and commercial properties including detailed accounting and financial reporting, bill payment, insurance and tax assessment review, tenant placement, leasing processes with rigorous tenant screening, maintenance coordination, repairs, and vacancy management. Brandon Long can also handle rent stabilization ordinance compliance and eviction processes.


Construction and Renovation Management (RCM): Management of construction projects ranging from minor improvements to new construction, including ADUs and additional income-producing structures or alterations. RCM will supervise repairs, renovations, code compliance, and coordinate with city inspectors when properties have violations.


Extended Asset Management Services: These include asset advisory and consulting, court-appointed receiverships, acquisitions and dispositions, 1031 exchange coordination, due diligence, renovation management, risk management, property tax appeals, disaster damage management, squatter removal, and title curative work.


Brandon Long’s approach is landlord-centric, emphasizing maximizing monthly occupancy with minimal out-of-pocket costs, extensive use of technology in marketing and leasing, and rigorous financial and operational oversight to maximize asset value and investment profitability. ACCOUNTING & REPORTING: Detailed income and expense management with comprehensive records. Bill payment, insurance review, tax assessment review, preparation of annual 1099 and W-2 requirements. Monthly financial, maintenance, and inspection reporting to all owners.   


REPAIR & MAINTENANCE: Maintenance and grounds inspection, preventative maintenance, and energy conservation measures. Regional Realty & Investments Inc. provides third party experienced, licensed, and insured vendors for maintenance and repairs. This reduces your costs and significantly improves quality control and efficiency. For larger projects, we leverage our entire portfolio when negotiating contracts at a discounted rate and pass those savings along to you. In many cases, Regional Realty & Investments Inc. effectively manages property that is encumbered by numerous code violations, encroachment, zoning, and permit issues. We work directly with city inspectors to make sure that the issues are corrected, problematic tenants are replaced, and rents are restored.
